Tesco - Members views

Has the chamber surveyed the feeling of members about the Tesco plan?

Tesco in Town

It would be interesting to see the views of the Chamber and then, perhaps, run a poll or forum in the Public area of the site over a longer period.

Personally I would be in favour. The town has grown substantially since we arrived in 1987 and two common themes throughout that period have been job opportunities for the younger people (still in education or just left) and the choice and competition in the High Street.

Tesco arriving wouldn't solve these but it may help force the pace of change. It may stop some of us traipsing all the way to Copdock, Warren Heath and Sudbury and even strengthen the "market town" status of the town. It is after all within walking or cycling distance of most of the town so doesn't necessarily mean more traffic if we all adopted the fit, cleaner lifestyle as well.

Tesco hasn't stopped me using local farm shops, the farmers market, local butchers, Patridges etc. as quality, and service, will always win out. I'm not trying to be contentious - but tell me I'm right or tell me I'm wrong. .....

The possible problem with a huge supermarket coming to town is their ability to market and discount, to buy at supercheap prices and offer cash incentives to attract shoppers. This would affect high street stores. It will also be important to ensure what may begin reasonable doesn't escalate into all-night shopping or an enlarged store with cafe, dry cleaning and all the other add-ons. It is this sort of thing the Chamber must try to prevent, working with councillors to get the best possible conditions should the supermarket come to town.

Being relatively new to Hadleigh I rather like the town the way it is. However, would it not be better to find a small town where a superstore has arrived in recent times and ask them what impact this has had on village life/business and whether it had been beneficial at all?

Tesco

The Chamber conducted a comprehensive survey of members' views on the Tesco plan about a year ago. The results were inconclusive in that about half thought Tesco would encourage new business for them; the other half thought it would badly damage their trade. The Chamber decided not to take a line on this but to work to bring the best possible deal should the supermarket come to town. I think the next move might be as Chris suggests, to look at other towns in similar situations. Perhaps we need look no further than Sudbury or Woodbridge. We should get a working party organised to do this and catch up on the plan's progress. I do have details of other towns affected by in-town Tescos.

So it's all go ahead now. Tesco got what they wanted (no suprise there then!) I use farm shops and local butchers etc... whilst tesco's presence in Copdock has little effect on this it's not the same as having one right in the middle of our town. You cannot use a local butcher if they are no longer there! I doubt very much that Hadleigh hight street will be anything like what it is now once tesco has been in place for a few years. A street full of fast food and cheapo nothing shops is my prediction. Seen it all before.

Have there been any traffic projections for the new proposal? Is Hadleigh like to be in total gridlock every saturday?

Also I hear lots of moans about the Co-op being pricey. Yes it is, but you must bear in mind that tesco have only just seen Hadleigh as potentially profitable. The Co-op has provided a service when others did not want to. There has to be some redeeming factor in that! I wonder if the Co-op will survive?

As you can see I am not a fan. Time will tell.

Comparing Tesco and Co-op

Hi Liam

Tesco seem to be on a roll at the moment. Just heard about another new one in the centre of Woodbridge - now that will change the feeling of another lovely town.

It's only since this discussion got going that I really started noticing what goes on in the Co-op and actually comparing. Whereas Tesco fruit and veg may look more consist and "correct", that in the Co-op is both better tasting and, and this goes across all perishables, always seems to have a longer period before the use by date is up.

What does that mean? Well if things go the way the MPs are warning (see Hadleigh Chamber news item) and we are left with Tesco, we will have to shop every other day. Personally I prefer better flavoured food that lasts longer to the convenience of everything in one place. I like choice.

Tesco isn't a dead cert ....they haven't even got an application in yet though I believe most parcels of land they need are wrapped up already, with the interesting exception of that owned by the town council. There are also flood matters etc. There has also been a great deal of publicity not in Tesco's interests about the effect the big supermarkets can have on town convenience stores (see our story about this). Thus there are still things to sort out, though the perception seems to be that Tesco have succeeded in Haldeigh.
And why are we discussing sell-by dates...shouldn't we all be buying local produce from the farm shops?

Tesco in other Market Towns

Would it be worth researching the effects of superstores in other market towns? I am sure there must be places (similar to Hadleigh) where one of the larger retailers has moved in. What would these towns have done differently? Has it been beneficial or detrimental to the local economy? What effect has it had on local retailers?

Has anyone had experience of this before now?

Tesco in Tiptree and traffic

The tesco that is proposed for Hadleigh is on a similar scale to that in the middle of Tiptree High Street. A lot bigger than I had expected.

Do we know how much extra traffic a store of this size generates, both in the form of delivery trucks and also shoppers? I presume that is all part of the planning application?

How much control is there on the items that Tesco propose to sell? Who is responsible for monitoring any restrictions?

We can answer some of the questions you have raised.

Babergh does expect Tesco to give details of projected traffic movements (and footfall) generated. This will be in the form of a Transport Impact Assessment (TIA) which will in turn be evaluated by Suffolk CC's Highways experts to evaluate.

Babergh won' t be able to control in detail what they can sell, but we will be able to exclude specific things (if there's a case to do so). For instance, we expect to exclude a pharmacy. We will also look to govern the split of floorspace given over to convenience goods (that is food, drinks, newspapers, magazines, confectionery and any other everyday essential items) and comparison goods (eg clothing, footwear, household and recreational goods).

While Babergh might like to think they can control what Tesco sells once a store is built Tesco will do what it likes and sell what it likes because "customers want it" Whatever constraints Babergh wish to place on Tesco such as opening times, ratio of convenience to comparison goods, times of delivery, etc. can easily be changed by another planning application. Look what has happened in Sudbury where Tesco are now applying for a pharmacy.

Babergh may also place a limit to the size of the store but again, as can be seen in nearly all Tesco stores, after two or three years they apply to extend the store. The design they are proposing to build in Hadleigh lends itself to an easy extension.

Tesco are planning to a new supermarket at Manningtree where they already have a small store in the High Street.

why tescos should not build in hadleigh

I have first hand experience of what impact supermarkets have on the towns they decide to dominate. In 1985 the town i originally come from, we only had 1 supermarket in the town centre and i think there was a balance for other traders, i.e small corner shops, milkmen. But as soon as 1 supermarket giant moved into the area trade started to dwindle for small business's and more supermarket chains moved in to cash in, and the milkman suffered as he could not compete with the big store prices and the milkman is a very rare sight in my home town now. I think it would be a disasterous mistake to allow tescos to build a supermarket and see business's close in the town because they can no longer afford to open and loose another part of our country side to a profit machine
